Northern Powerhouses – Top Start-Up Locations

The UK is lucky to have a number of cities with a thriving start-up culture, but for the last few years London and Birmingham have stood out from the pack. This seems to be slowly changing as Manchester and Leeds gain ground and increasingly become an attractive option as a start-up business location.

In our article today, we find out what these two Northern Powerhouses have to offer.

Leeds

When looking for a business friendly base, Leeds takes some beating. Property rents are 36% cheaper than London, while consumer prices are 16% less expensive. In addition, Leeds has a high start-up survival rate, with 41.7% of start-ups still operating 5 years later.

The city also enjoys access to excellent transport links - the M62 and M1 are on the doorstep, while train journeys to London take a shade over 2 hours.

With an abundance of positive factors in its favour, it is no surprise that the likes of Sky have based their technological divisions in the city, or that Leeds has been named in one analysis as the best start-up location in the UK.

Manchester

Like Leeds, 'The Capital of the North' is also a cost-effective place to get a business off the ground, and has a similar cost of living. It is a great city to live and work – Spinningfields and Salford Quays are home to modern housing developments and ample leisure facilities.

In recent years, Manchester has spawned a number of successful start-up businesses with the travel brand Late Rooms, and fashion e-commerce companies Boohoo and Missguided becoming huge names.

The Greater Manchester area is also benefiting from Manchester's ripple effect - Stockport has recently been named as one of the UK's commercial property hotspots.

Commercial Property

As both cities become increasingly in-demand, securing the right type of property at the right price is crucial. Office space is still relatively easy to acquire, with a number of new developments being constructed in each city.

Industrial or warehouse units are harder to find as the race for warehouse space starts to affect much of the UK. However, at Pall Mall Estates we have a couple of options that could be ideal for your start-up.

City Link Business Park is located on the outskirts of Bradford, with Leeds City Centre just 7 miles away. This 10,000 square feet modern warehouse unit has excellent loading facilities and Leeds Ring Road can be reached within minutes.

Haigh Park provides a modern industrial unit to let which is ideal to serve Greater Manchester, Cheshire and the North Midlands. At 5000 square feet, it would be a great base for a fledgling e- commerce business. There is also car parking on-site and the motorway network is close by.
