Grade C office space

Let’s start by looking at the commercial offices that are in the poorest condition. Any unit graded C is one of the least desirable properties available to let. There are many reasons why an office can be given a Grade C classification. The unit may not be in good aesthetic condition, requiring significant cosmetic repairs and upgrades.

Grade C units are typically more than 20 years old. Grade C offices are also given the lowest classification if they are situated in one of the least commercially viable areas of a town or city, such as locations with poor footfall. It is possible for modest repairs and improvements to be made to Grade C units to earn a reclassification of Grade B.

Grade B office space

Grade B offices are considered decent propositions for most businesses. Although they aren’t in pristine working order inside and out, many Grade B units are ready to go from day one. They may lack impressive architectural features or premium quality fixings and fixtures, but Grade B offices are functional, practical and cost-effective.

The location of Grade B office space is generally acceptable, with the majority located on industrial estates or out-of-town business parks. Meanwhile the building systems themselves are considered average to above average. Connectivity within Grade B offices is typically adequate, but it may not offer the necessary high-speed connectivity that hi-tech or multinational businesses demand. In terms of scale, Grade B offices are no more than four storeys tall on average. It’s possible that many Grade B offices have started out as Grade A premises, but their condition has deteriorated over time without intervention from landlords.

Grade A office space

Grade A commercial property is widely regarded as the cream of the crop. It is the top classification, deserving of office space that’s of the highest quality inside and out. Grade A spaces may be new-build properties, although there is nothing stopping existing structures from achieving the same classification, providing landlords invest in first-rate fixtures, fittings and connectivity.

Grade A units are commonly positioned in high-visibility areas with significant footfall on offer. This means properties in busy high streets or central business districts (CBDs). Grade A office buildings are also typically taller than their Grade B and Grade C counterparts. They can be high-rise blocks dozens of storeys tall. Grade A offices will also feature an open and welcoming lobby or reception space, which can be highly useful for businesses that welcome and entertain clients on-site.
